HUMAN-BASEŠ the path-breaking concept

Contemporary, up-to-date apartments adapt to the future needs of their inhabitants. HUMAN-BASEŠ apartments facilitate long-term mobility and flexibility in everyday living, security in all living situations, comfort through needs-based spatial planning and thereby high quality of life!




The demand for life-long mobility and independence in everyday life is constantly growing. Raiffeisen evolution is seizing on this issue within its HUMAN-BASEŠ model. Standing in the forefront of the model is the idea of barrier-free dwelling that spans across generations. This means contemporary, up-to-date apartments adapt themselves to the needs of their inhabitants.
The innovative concept of the HUMAN-BASEŠ was developed inclusively in cooperation with the Red Cross, the Barrier-free Building Department of the Graz Urban Construction Directorate and MAIN_Medienarbeit.
In the course of project development, Raiffeisen evolution was already thinking about tomorrow, since nobody is immune to physical limitations of the body. An accident or an illness can unexpectedly happen, even to young people. The wish for a long sojourn within ones own four walls is becoming ever greater, but what is missing are apartments that live up to the changing requirements of life itself.
HUMAN-BASEŠ represents a connection of modern, barrier-free dwelling in the present day with the greatest possible degree of flexibility for both younger and older people.
Concept
In the course of designing, particular attention was paid to quality of life, mobility and dwelling comfort, independent of age and physical constitution.
The apartments of the HUMAN-BASEŠ are intended to be used without outside assistance and without restrictions. This mobility is already visible upon stepping into the HUMAN-BASEŠ.
- Automatic door opening of the main entrance door, underground garage gate
- 2-senses principle for doorbells, intercoms and door openers - acoustical and (if needed) optical
- Stepless accessibility of basement compartments, waste room and baby stroller room..
- Elevator with visual display of floor and acoustic announcement
- Stairwells with dual handrails and contrasting color scheme
- Signage and lettering, such as floor designations: large, well contrasted and thus easily visible
- Handicapped accessible parking spaces for cars

Security in all Situations of Life
Safety is the prime directive in the HUMAN-BASEŠ apartments. This is reflected, among other places, in the slip-resistant floor covering in the wet rooms of the apartments and the common areas. All WOHN-BASEŠ wet rooms of the are furnished with handgrips. The illumination of common spaces such as corridors and stairwells, for example, is controlled by motion detectors and thus increases ones feeling of security.
Comfort through needs-tailored spatial planning
Likewise in the course of the spatial planning of the HUMAN-BASEŠ, thought was already given to the dwelling comfort and possible requirements of tomorrow. The movement radius in front of and behind all entrance doors to the apartments as well as to the wet rooms has been generously apportioned and noticeably eases the residents in their everyday lives. The apartment entrance doors have only one single-sided threshold, all connecting doors and hallways are spaciously designed. All of the doorway passages within the apartments are executed to be stepless.
Experience the environment
When designing the HUMAN-BASEŠ, Raiffeisen evolution has also attended to the outdoor areas around the building to make them appealing and accessible without barriers.
When designing the exterior facilities, a conscious abstinence was made from the use of grass paving blocks, in order to set up no artificial barriers. Be it by baby stroller or wheelchair, the residential building is in any case comfortably accessible.
