Ground-Breaking Ceremony in Vienna’s 2nd District

There are a lot of projects in the pipeline on the 75 hectare area of Vienna’s former Nordbahnhof station.

By 2025, there will be a broad range of residential and office buildings in this attractively located development zone.  The Viennese developer Raiffeisen evolution has already realized residential and office buildings on the site and is now working with Raiffeisen Vorsorgewohnungserrichtungs GmbH (RVW) to erect another 138 apartments at Walcherstrasse, near Rudolf-Bednar Park, to be completed in the spring of 2014.

Markus Neurauter, Managing Director at Raiffeisen evolution and spokesman of the Board, states that “This is the first time that we are cooperating with another member of the Raiffeisen group.  Cooperation during the planning phase was extremely productive and we might embark on other joint projects in the future as well”. District Councilor Gerhard Kubik adds that “With this groundbreaking ceremony a gap is being closed at Walcherstrasse.  This project encompasses almost 140 apartments and follows the trend towards living and working in close proximity.”

Modern Living at an Attractive Location

Building started a few days ago. The project includes 138 apartments ranging from 46 to 129m², all of which will feature outdoor areas.  A two-story underground garage provides 109 parking spaces and will be reachable through a comfortable, two-lane entrance and exit ramp. The building was designed Dieter Hayde and his team.

“In the development of this project we are taking our future-oriented WOHN-BASE©, ECO-BASE© and HUMAN-BASE© residential concepts into account. This is our second project where all three concepts are being applied”, explains Ernst Kovacs, Head of Project Development at Raiffeisen evolution. Marion Weinberger-Fritz, Managing Director of our project partner RVW adds “as a cooperative partner we are erecting 76 investor’s apartments in an appealing locale with excellent infrastructure. The apartments will be handed over in the spring of 2014.”

As in all of its previous projects, the RVW team put special emphasis on well thought-out floor plans and sophisticated fittings, including upscale parquet floors, renowned brands for bathroom furnishings, as well as fully-fitted kitchens, all of which come at no extra cost.  Furthermore, all apartments feature spacious loggias, balconies or terraces.  According to Elisabeth Binder, Managing Director of RVW, “We make every effort to optimize the rentability of the apartments.  After all, the yield of the rental income from a well-managed investment property is often as high as or even higher than the appreciation of the building itself.”  RVW achieves an average occupancy rate of 98 to 100 percent in its projects.
